Andrea Bunis –
President
Ms. Bunis, founding principal, has over 25 years of experience
in managing and operating residential, cooperative and condominium
properties in New York City. Ms. Bunis has the responsibility for
the day-to-day operations of more than 70 cooperative and condominium
properties throughout New York City and oversees a staff of 31 professionals
and approximately 400 building services employees. Her extensive
knowledge of New York City building codes, local law requirements
and the cost of building alterations was acquired through hands-on
experience coordinating and supervising major renovations –
from plumbing, electrical and masonry to elevator, lobby and hallway
work – as well as day-to-day repairs. In addition to supervising
maintenance and project management staff, she has participated in
employee grievances and local union arbitrations and 80/20 income
issues. Ms. Bunis has worked extensively with the New York City
Landmark Preservation Commission and with various other government
agencies.
Ms. Bunis is personally involved in the preparation of operating
and capital improvement budgets for each client’s property,
and supervises all phases of management and operations for each
cooperative, condominium and residential account. She maintains
extensive contact with each client’s Board of Directors/Managers,
owners, banks, attorneys, CPAs, architects and engineers.
Prior to founding Andrea Bunis Management over twenty years ago,
Ms. Bunis was a senior real estate account executive with the Kriesel
Company (now part of Douglas Elliman), a large New York real estate
management firm. Serving as a director on many cooperative boards
and as a manager on condominium boards, she has represented various
sponsors and developers during the conversion process.
Ms. Bunis is the recipient of numerous awards including Habitat
Magazine’s Management Award for Manager of the Year in
General Effectiveness in Property Management. A New York State licensed
real estate broker, Ms. Bunis has shared her extensive real estate
knowledge as a senior staff instructor of Residential Real Estate
Management at New York University’s Real Estate Institute.
Ms. Bunis earned her Bachelor of Arts in Business Administration
from the City University of New York and attended New York University’s
Real Estate Institute Certificate Program. She is a member of the
Real Estate Board of New York (REBNY), Professional Women in Construction
(PWC) and Association of Real Estate Women (AREW).
Alex Rovan –
Vice President of Technical Services & Managerial Operation
Mr. Rovan has over 30 years of field construction and project
management experience. He has been with Andrea Bunis Management
for the past 15 years and possesses an extensive understanding of
the structural and mechanical aspects of building operations. His
responsibilities include regular on-site property inspections, preparation
of maintenance schedules and supervision of preventive maintenance
programs. Together with our account executives and legal staff,
Mr. Rovan evaluates contract bids and adherence to performance standards.
He has worked with the New York City Department of Buildings on
securing permits and inspections.
Prior to joining the company, Mr. Rovan spent ten years as a self-employed
general contractor. His experience in all phases of construction
includes plumbing, roofing, electrical and masonry. He previously
served as Director of Mechanical Services for a mid-size construction
company in Hackensack, New Jersey.
Mr. Rovan holds a degree from the New Jersey Technical Institute
and has attended numerous construction and maintenance courses at
New York University’s Real Estate Institute. He is a New York
State licensed real estate salesperson.
Donna Ross –
Director of Management
Ms. Ross has 30 years of residential property management experience.
During her 15 years with the company, she has handled the building
refinancing for many co-op clients, supervised major renovations,
established building security and video monitoring systems and advised
on energy conservation and sub-metering.
Following a highly publicized Con Edison steam pipe explosion at
a 185-unit Gramercy Park cooperative, Ms. Ross was instrumental
in the successful outcome of the resulting eight-month long crisis
management project. In addition to setting up and coordinating the
on-site command center, she served as the liaison with Con Ed, the
NYPD, numerous city agencies, engineers and asbestos removal specialists,
and supervised the asbestos decontamination of the building.
Ms. Ross works with our client boards and unit owners, building
staff and third party professionals to clearly define day-to-day
operating and administrative requirements and fully deliver on property
goals. Her supervision ensures that all building staff members are
utilized optimally and function as a team. She also works with our
clients on detailed operating and capital budget forecasting with
the goal of maximizing efficiencies while reducing costs. She has
represented clients before the New York City Landmark Preservation
Commission.
Ms. Ross’s professional accomplishments have been recognized
with two Habitat Magazine Management Awards for Crisis Management
and Finances, and with the Special Award for Excellence in Management
from the Associated Builders & Owners of Greater New York (ABO).
Prior to joining the company, Ms. Ross served as a senior account
executive at William B. May and M.J. Raynes. She is a New York State
licensed real estate salesperson and a member of The Real Estate
Board of New York.
Gina Hom –
Controller and Director of Finance
Ms. Hom is responsible for the implementation and administration
of the company’s in-house accounting and management information
system, internal accounting controls and day-to-day accounting functions,
including assisting with our co-op and condominium clients’
year-end audits. She is a highly capable team leader for the financial
aspects of management transitions.
Ms. Hom’s responsibilities also include the review of all
monthly accounting entries, general ledger analysis, bank reconciliations,
monthly financial statement preparation, and monitoring each property’s
cash flow and cash investments. She recognizes clients’ financial
requirements and provides accurate financial information on a real-time
and monthly basis. Ms. Hom also plays a key role in establishing
a strong working relationship with our clients, their CPAs and banking
officers.
Prior to joining the company over 20 years ago, Ms. Hom held accounting
and controller positions at Pearce, Urstadt and the Kriesel Company.
She holds a Bachelor of Science degree in Management and Accounting
from Mercy College and is a member of The Real Estate Board of New
York.
Harold Kuplesky, ESQ.–
Chief Administrative Officer
An attorney admitted to practice in New York State and a New York
State licensed real estate broker, Mr. Kuplesky is responsible for
running the company’s administrative matters. His 40-plus
years of public and private sector financial and real estate experience
includes Bankers Trust Company and the New York State Housing Finance
Agency.
Mr. Kuplesky served as an Adjunct Professor for Housing Policy
and Finance at the Graduate School of Public Administration of New
York University. He holds a Bachelor of Arts degree from the City
College of New York, a Juris Doctor from New York Law School and
a Master of Science in Urban Planning from Pratt Institute.
Harvey Rudman, CPA–
Chief Financial Officer
Mr. Rudman oversees all clients’ financial matters including
refinancing, the implementation of strict internal controls, annual
operating budgets, financial reporting, capital investment planning
and asset management. A New York State licensed CPA, Mr. Rudman
has 30 years of financial/real estate and development experience.
He has served as a senior management consultant with Coopers &
Lybrand, and a principal and senior executive officer of Corporate
Property Investors (with assets such as the General Motors Building
and Roosevelt Field Mall it was the country’s largest private
equity REIT prior to its sale to Simon Property Group) and Starrett
Associates. At Starrett, Mr. Rudman directed the financial operations
of an 8,000-unit residential portfolio in New York City. Mr. Rudman
has represented Lazard Freres, Cravath Swaine & Moore and Sequa
Corp., among others in their real estate holdings.
Mr. Rudman most recently was a principal and a member of the management
team that successfully converted an 894-unit development (eight
towers ranging in size from 12 to 27 stories high including a 320
car garage and 30,000 s.f. of retail) in Kips Bay and arranged a
related $90 million first mortgage financing. He is actively involved
in a variety of real estate roles and was an owner-sponsor and board
member of a 282-unit condominium he developed and completely sold
out. Mr. Rudman's attention to detail and quality earned him the
1990 ABO Residential Developer of the Year Award and the Masonry
Institute Award for Excellence.
Personally, Mr. Rudman is involved in various charities. Mr. Rudman
worked with the Metropolitan Council on Jewish Poverty in assembling
three separate parcels of land which were successfully developed
and built as the three Weinberg Council Towers with more than 360
apartments for low income elderly New Yorkers. Today, more than
550 senior citizens live in the development.
He attended Queens College of the City University of New York and
New York University’s Graduate School of Business Administration,
and is a member of the Urban Land Institute, the Real Estate Board
of New York, the American Institute of Certified Public Accountants
and the New York State Society of Certified Public Accountants.
