Your Account Executive
Our experienced, capable managing agents are the first level in
our delivery of service excellence. Based on the unique characteristics
of your residence — and with the approval of your board —
we will match a seasoned and dedicated executive to your property's
particular needs. Your account executive will expertly coordinate
every aspect of your property management, directing our experienced
service team and interfacing with your board, residents, building
superintendent, site staff and vendors.
Your account executive will be supported by a team of company
resources and expertise including administrative assistants, bookkeepers,
controller, technical service staff and senior management. Each
of our executives is responsible for a limited number of buildings.
Your account executive attends your board and annual meetings,
handles all management-related inquiries and contracts, coordinates
resident communications, oversees staff and vendor performance,
reports to your board on building conditions and resident issues,
and works closely with your superintendent as well as your legal
counsel and accountant.

are designed to identify and address mechanical, operational and
maintenance quality concerns.

Our close supervision of your building staff encompasses preparing,
enforcing and tracking work schedules, monitoring performance, overseeing
disciplinary action, and even arranging for salary direct deposit
to eliminate the inconvenience of cashing paychecks. We also work
to ensure your full compliance with all Local 32B/J or other union
guidelines, negotiate any union contract issues and find practical
solutions to minimize your overtime expenditures.
Property Maintenance
Our property maintenance program includes evaluating your property’s
daily operations as the basis for defining staff job descriptions,
performance criteria and property requirements. We also prepare
preventive maintenance schedules to minimize equipment downtime
and review your service contracts (e.g., laundry, elevator, boiler,
security, exterminating) to ensure full contract compliance. We
develop a computerized database of every mechanical system in your
building to assist in monitoring and tracking maintenance issues
and service requirements. We believe our approach to preventive
maintenance saves our clients substantial money in repairs and
preserves the building's structural and mechanical systems.
Purchasing and Vendor Negotiations
Our purchasing power, vendor negotiation and project budgeting deliver
to you the benefits of power buying discounts, astute vendor bidding
and proficient budgeting for anticipated building needs. Board and Shareholder Meetings
Our account executive will attend meetings, prepare agendas, and
record minutes. We can also meet with your board subcommittees on
operational issues, including capital programs and facility enhancement.
Our new resident admissions support includes reviewing and forwarding
only completed sales and sublease applications to your board.
ENERGY
We competitively bid your fuel supplies to obtain the best delivered
price, obtain multiple-vendor daily quotes for #2, #4 and #6 oil
and gas, help you explore fixed-price contracts versus purchasing
on the spot market, and report multiyear fuel usage and cost comparisons
to support realistic budgeting. We also work with your boiler company
to inspect and maintain your heating plant for peak operating efficiency.
We have worked with our clients and NYSERDA on implementing alternative energy sources including submetering, solar power and co-generation.
INSURANCE
We will obtain competitive bids for the best rates, then work with
your broker of choice to obtain appropriate coverage for your property
and directors'/officers' liability, follow-up on accident and claims
processing, and manage all vendors' on-site work insurance certificate
requirements. LOCAL LAW AND BUILDING CODE
COMPLIANCE
We work with your architect and engineer to satisfy all New York
City regulations and will pursue all available steps to remove any
previous violations from your building's record. SECURITY
We will work with you to eliminate current and potential security
breaches in your intercom/lock and security camera systems, and
develop and implement appropriate security, safety and emergency
procedures in accordance with New York City regulations. We may
recommend installing computer-monitored card locks on all doors,
as we have for many of the buildings we manage. TAX CERTIORARI AND J-51 TAX
ABATEMENT
We will assist your tax attorneys to maximize tax benefits and obtain
the lowest real estate taxes for your property, and will verify
your New York City tax bills for accuracy. ONLINE CLIENT RESOURCE CENTER
Andrea Bunis Management’s Client Resource Center is an exclusive
and convenient way to access your building’s interactive website,
including documents and information online. Each Andrea Bunis Management
client building receives a special password-protected website that
we create featuring: Building Information including key
building statistics, history and facts. Contact Information for management,
your legal counsel, CPA, insurance broker, architect/engineer, building
personnel (including photo I.D.s) and board members.
PDF Document Downloads including a
document library for purchase, sublet, renovation/alteration, refinance
applications, proprietary leases and amendments, notices, certificates
of insurance, house rules, by-laws, operating policies and procedures
which are immediately available for download and use. The document
library also includes notices of service shutdowns and contractor
activity, building newsletters, important financial information
including (where board authorized) audited financial statements,
tax deduction letters and other financial information.
Maintenance Request Form — an online
work order form that both management and the board can use to monitor
the progress of your repair request.
Our online Resource Center helps to distribute,
track and preserve information regarding all aspects of building
operations in a historical database.
CLOSING ADMINISTRATION
We will ensure every sale, transfer, refinance and sublet request
is processed in accordance with your building's policies and procedures.
We will help your board create a standardized application package
for prospective purchasers and sublessees, review applicant data
prior to submission for board consideration, and collect and post
relevant fees. For conducting the actual closing, we receive a separate
fee from the buyer and the seller.
